With roughly 2.7 million residents, Chicago is by far the largest municipality in Cook County and is not organized into townships, functioning as its own city government. Subdivision activity spans dense infill lot splits, assemblages for larger developments, and re-platting of former industrial or commercial sites across many neighborhoods. Any plat of subdivision must comply with the city’s subdivision regulations and zoning ordinance before approval. The approved plat is recorded with the Cook County Clerk’s Recordings Division, which merged the Recorder of Deeds into the Clerk’s office in December 2020, placing the new lots into the county land records used for deeds, financing, and permits.
