Evanston & Cook County specifics

Evanston has roughly 78,000 residents and operates as its own city, with its township abolished in 2014, along the Lake Michigan shore in northern Cook County. Because the city is fully built out, subdivision work concentrates on lot divisions, consolidations, and redevelopment parcels. A plat of subdivision must satisfy the city’s subdivision and zoning ordinances before the municipality approves it. The approved plat is recorded with the Cook County Clerk’s Recordings Division, which merged the Recorder of Deeds into the Clerk’s office in December 2020, so each new lot is fixed in the county land records.
