Peru is an Illinois River city with a working commercial base and residential neighborhoods climbing away from the valley. Growth tends to happen at the edges of town and along corridors, where larger tracts get opened into lots. Turning that ground into buildable, recordable parcels is the job of a plat of subdivision.

What a plat of subdivision does

A plat of subdivision divides a parcel into lots, blocks, streets and easements in compliance with the municipality’s subdivision and zoning ordinances, then is recorded with the county. It is the foundation of any residential or commercial development.

Peru & LaSalle County specifics

Home to about 9,896 people, Peru sits in Peru Township and stretches into Hall Township in Bureau County. A plat covering land on the LaSalle County side is recorded with the LaSalle County Recorder of Deeds in Ottawa, the LaSalle County seat, after it clears the city’s subdivision and zoning review. Because the city fronts the Illinois River, layouts near the corridor also have to account for drainage and floodplain constraints when lots, streets and easements are drawn. Pi Surveying provides the field survey and the plat so approvals and recording proceed on solid ground.

What Peru-area clients say

Frequently asked questions

It can. Parcels near the river corridor may fall in or beside mapped flood hazard areas, which affects how lots, drainage and easements are laid out on the plat and reviewed by the city.

On the LaSalle County side it is recorded with the LaSalle County Recorder of Deeds in Ottawa. Any portion in Bureau County records with that county instead.

The city reviews the proposed layout against its subdivision and zoning ordinance. Only after that approval is the surveyed, signed plat recorded with the county.
