HomeServicesPlat of Subdivision › Brookfield, IL

Brookfield is an established residential suburb of tree-lined streets and older housing stock, best known as a family-oriented community west of the city. With its neighborhoods long since laid out, a plat of subdivision here most often supports a single lot split or a modest redevelopment rather than a large new tract. There is little open land left for major greenfield subdivisions.

Brookfield & Cook County specifics

Brookfield counts about 19,500 residents and spans the Riverside, Proviso, and Lyons townships in western Cook County. Because the village is essentially built out, subdivision work tends toward infill splits and redevelopment parcels. A plat of subdivision must satisfy the village’s subdivision and zoning ordinances, which control lot size, frontage, and easements, before Brookfield grants approval. Once approved, the plat is recorded with the Cook County Clerk’s Recordings Division, which merged the Recorder of Deeds into the Clerk’s office in December 2020, establishing each new lot in the county record.
