HomeServicesPlat of Subdivision › Kenilworth, IL

Kenilworth is a small, planned North Shore village of large-lot homes and mature landscaping, one of the region’s most established residential communities. Because it is fully developed with spacious lots, a plat of subdivision here would be a rare matter such as a lot split or consolidation rather than any new development. Large new subdivisions are not a feature of a village this small and built out.

What a plat of subdivision does

A plat of subdivision divides a parcel into lots, blocks, streets and easements in compliance with the municipality’s subdivision and zoning ordinances, then is recorded with the county. It is the foundation of any residential or commercial development.

Kenilworth & Cook County specifics

Kenilworth has roughly 2,500 residents within New Trier Township along the Lake Michigan shore in northern Cook County. With the village fully built out on large lots, subdivision activity is minimal and would generally involve only an individual lot division or consolidation. Any plat of subdivision must conform to the village’s subdivision and zoning ordinances before approval. The approved plat is recorded with the Cook County Clerk’s Recordings Division, successor to the Recorder of Deeds since December 2020, entering the new lot into the county’s land records.

What Kenilworth-area clients say

Frequently asked questions

No. Kenilworth is a small, fully built-out village of large lots, so a plat of subdivision here would be a rare lot split or consolidation rather than a new subdivision.

It is a recordable plat that divides or reconfigures land into lots, blocks, streets, and easements per municipal ordinances, recorded with the county so each lot exists as a separate property.

A plat of survey depicts an existing parcel; a plat of subdivision changes the lot pattern and is recorded to establish the new lots.
